Sunshine North

About the project

The former City West Water administration office and depot is located at 247 – 251 St Albans Rd, Sunshine North. The 12.5 hectare site is bound by Stony Creek to the east, vacant land, St Albans Rd and the Western Ring Road. City West Water have relocated their office to Footscray making the site surplus land. 

Places Victoria acquired this site in November 2015 with the land having been previously rezoned for redevelopment as mixed use along the St Albans Rd frontage and general residential to the rear of the site. The former City West Water administration office has been listed in the City of Brimbank heritage register. 

Places Victoria is preparing a concept master plan for the future redevelopment of the site. The proposal is likely to include a mixture of commercial, retail and residential uses. There is also the potential for community areas, such as public open space and an urban plaza. The residential component is likely to include a diverse range of housing types, catering for a range of family sizes and price points. 

Stony Creek transformation 

A section of the existing Stony Creek channel is being revitalised to transform the creek back to its natural state. This will occur along the entire eastern boundary of the site. The creek transformation project includes a 2km walking and cycle path. The Sunshine North redevelopment will also include walking and cycling paths.

Community engagement 

Places Victoria engages with communities and stakeholders to ensure that our projects are informed by community input as we believe that local knowledge adds value to our projects.  Feedback from the community information session held on 10 December will be made available on this webpage shortly.
